Inventory homes are homes which are completed but remain unsold or homes in construction which will be completed within a few weeks. Some of these inventory homes – which are often called ‘Spec Homes‘ or ‘Quick move-in homes‘- may be used as model homes, whilst other may remain vacant and simply awaiting a buyer.
An inventory home is one that has been completed and is ready for you to furnish and move in to. This means that you can close on the inventory home within a couple of weeks in the case of cash buyers and those that have pre-arranged finance in place. Buyers requiring mortgages may take a little longer depending on how far along.
Many buyers prefer inventory homes as they can ‘see with their own eyes’ exactly what they are buying, Trying to visualise a finished home when presented with blueprints and an artists illustration is often insufficient information with which to make the choice to spend 100’s of thousands of dollars.
Realtors often refer to inventory homes as ‘quick move in homes‘ as this is exactly what they are. A brand new which you can be living in within a few weeks.
Modifications to inventory homes can be arranged with the developer but may mean negotiating a higher price especially if you want to change the floor plan or make any ‘structural improvements’. Cosmetic alterations such as counters, flooring, paint can often easily be implemented depending on what stage of construction the property is at.
Many developers withhold a few prime lots until the end of a phase and even the end of an entire project as this helps them close out on the community. A good realtor will be able to assist you in negotiating a better lot at a keen price, maybe get you one of these ‘off the market lots’ and possibly get some free upgrades thrown into the deal.
What could be better than buying a brand new home with that new home smell, coupled with the knowledge that you are the first owner, all warranties are in place AND you didn’t have to wait for the property to be built.
